Singing River is in Florence, Alabama, within the Shoals region, less than a two-hour drive to Nashville, Memphis, Birmingham and Huntsville, and slightly further to Chattanooga and Atlanta.
Constructed in 2020, the Property is 100% leased to Alliance HealthCare Services (“Alliance”) through September 2035. The lease represents an NNN structure with fixed 2.5% annual increases throughout the base term and two subsequent 10-year renewal options. Alliance is the master tenant who sub-leases its space through three strategic subleases, all of which are coterminous with the parent lease. The Property’s subtenants are nationally recognized oncology providers including Clearview Diagnostic Imaging (Helen Keller Hospital – Moody’s: A1), Clearview Cancer Institute and North Alabama Cancer Care.
Singing River is a comprehensive care center, serving over 150,000 residents across the Tennessee Valley with medical oncology, diagnostic imaging, chemotherapy, radiation oncology and infusion services. The tenant and sub tenants have invested over $15 million arming the building with infrastructure including PET/CT, MRI, X-Ray, and linear accelerator equipment.
The Shoals is comprised of 4 cities and known for iconic music studios where famous artists including Aretha Franklin, The Rolling Stones and Lynyrd Skynyrd recorded, and for its historical significance and recreational opportunities. The region is home to multiple hospitals and the University of North Alabama. The economy features advanced manufacturing, healthcare, and retail with an emerging presence in the technology sector.
