Unified Women’s Healthcare is the largest provider practice of women’s health in the United States and Canada, operating more than 815 locations through 21 affiliated practices, and serving more than 3 million patients annually. Other tenancy includes Clearway Pain Solutions, a leading pain management provider, and Children’s National Hospital (Fitch ‘A+’), a renowned and nationally ranked children’s hospital.

 

Capital Women’s Care occupies 41,581-square-feet (77% of NRA) and will be signing a new 12-year triple-net lease through August 2036, further demonstrating their long-term commitment to the Property and the community. CWC is the largest private OB/GYN practice in the mid-Atlantic and operates over 75 locations in Maryland, Virginia, and Washington, D.C. and consists of more than 250 physicians, nurse practitioners, physician’s assistants, and certified nurse midwives, offering choices for obstetric, gynecologic, and specialized women’s health services. Trilogy Medical Center is one of CWC’s largest locations and serves as their headquarters. CWC has invested significant capital into this mission critical location, providing a state-of-the-art clinic to provide the latest technology in women’s health, including 3D ultrasound machines, 3D mammography machines, and a DEXA Scan machine. Clearway Pain Solutions operates a 6,400 square foot surgery center consisting of two (2) operating rooms and seven (7) recovery bays, and a 3,100 square foot consultation space.

 

Conveniently located off U.S. Route 40 and less than 3 miles from the Interstate I-70 exchange, which has an average daily traffic count of 71,010, the Property offers excellent accessibility to a population of over 71,010.
