Overview

Greenstone Partners, as the Exclusive Investment Advisor, is pleased to present the opportunity to acquire the 100% fee-simple interest in 4066-4080 N. Milwaukee Avenue (the “Property”), an urban infill multi-tenant medical-retail center located in Chicago’s Portage Park neighborhood at the corner of Milwaukee Avenue and Belle Plaine Avenue.

 

The Property features ±16,063 gross leasable area distributed across two buildings, a single-tenant building occupied by Athletico Physical Therapy, and a three-tenant building occupied by DentalWorks, America’s Best Contacts & Eyeglasses, and Midwest Express Clinic. The property is situated on ±35,185 square feet of land and includes 41 off-street surface parking spaces.

 

Athletico Physical Therapy has been operating in this location since 2006, DentalWorks and America’s Best Contacts & Eyeglasses have been open since 2017 and 2018, respectively, and Midwest Express Clinic recently commenced their 5-year lease term in October 2023. All four tenants operate under net-lease structures and are shielded from e-commerce growth by their medical-oriented businesses.

 

The Property benefits from the premier commercial corridor dubbed Six Corners, which since the mid-1800s has been a business district and by the mid-19th century, it was the largest commercial center outside of downtown Chicago after Sears, Roebuck & Co. opened in 1938 as the anchor. The dense urban neighborhood has over 40,000 residents within a 1-mile radius of the Property and 388,000 within 3 miles.
