Positioned within the Dallas–Fort Worth metroplex, one of the nation’s fastest-growing economies, the Project will benefit from strong in-migration, robust employment growth in nearby Richardson and Plano, and the amenity-rich Firewheel Town Center. This combination of connectivity, lifestyle, and economic fundamentals has created sustained demand for high-quality multifamily housing in Garland, making Alta Creekview well-timed to capture this momentum.
Wood Partners has obtained site plan approval from the City of Garland for this project
under the current multifamily zoning.
The Sponsor is seeking approximately $28.7 million of equity to complete the capital stack for Alta Creekview. With total project costs of $63.8 million, financing is structured at 55% loan-to-cost. Based on a conservative 5.25% exit cap rate, the Project is projected to deliver a levered IRR of 23.2% and an attractive equity multiple over the investment horizon.
