Overview

The Cushman & Wakefield Self Storage Advisory Group has been retained as exclusive advisors to offer for sale the Core Boston Self Storage Portfolio.

 

This offering presents an incredibly rare opportunity to acquire two physically stabilized, institutional-quality self storage assets in the Boston metropolitan area. With limited self storage transactions occurring annually in this market, offerings of this quality and scale are exceptionally uncommon. The Portfolio totals 201,516 rentable square feet across 2,459 units, each developed to institutional standards with modern amenities and strong operational performance since management was turned over to Extra Space two years ago.

The Portfolio is currently 95% physically occupied and total rent has increased by nearly 10% from May 2024 to May 2025. The operator is currently implementing aggressive ECRI’s with the current rent roll still well below other REIT and regional operators in each property’s respective trade area. The combination of very high in-place occupancy, very low existing and planned competition, and strong in-place rents creates an unmatched opportunity in a core, Northeast market.

Wakefield, located along the I-95 corridor in the Metro North submarket, continues to benefit from robust residential development and infrastructure investment. Boston’s Gross City Product (GCP) reached $175.8 billion in 2024, with continued growth led by the information technology, healthcare, and education sectors. Residential fundamentals remain strong, with multifamily vacancy rates declining to 5.8% and home prices rising nearly 6% year-over-year—further supporting long-term demand for storage in these high-barrier-to-entry submarkets.
