$753,000 Pro Forma NOI

Avenue Advisors' Year 1 pro forma (2027) projects NOI of about $753,000, rising to $913,000 by Year 5, after a 3.0% management fee and a 4.0% FF&E reserve. The increase comes mainly from bringing rooms expense down from 26.8% to 23.0% of rooms revenue.

Golden Triangle Energy Investment

The property is 6.7 miles from the ExxonMobil Beaumont refinery, which completed a $2 billion expansion in 2023. Other major projects in the Beaumont–Port Arthur area include Woodside's $2.35 billion Beaumont New Ammonia plant, which began production in late 2025, and Linde's $1.8 billion blue hydrogen complex.
