Both properties were developed to institutional standards, feature climate-controlled and drive-up unit configurations, and are currently third-party managed by Extra Space Storage. The assets are offered as a portfolio; however, the owner will consider offers on individual properties.
Coral Springs and Plantation are established, high-barrier submarkets within Broward County — one of the most populous counties in Florida with a 3-mile trade area population exceeding 84,000 at Coral Springs and 194,000 at Plantation. Both locations benefit from strong median household incomes, dense residential density, and significant barriers to new self-storage development. The 3-mile trade area at Coral Springs carries approximately 7.3 square feet of total storage supply per capita; Plantation carries less than 4.6 square feet — both well below oversupply thresholds in Florida. There is minimal new competitive supply planned in either submarket.
The Portfolio is currently generating approximately $202,000 per month in combined rental income across both assets. Coral Springs is physically stabilized at 91.9% SF occupancy with an active ECRI program in its early stages — based on historical performance and the trajectory of the program, in-place rents are expected to push considerably higher over the hold period. Plantation opened in 2025 and has leased from approximately 7% to 54% SF occupied in roughly 13 months, absorbing 57 net units in April 2026 alone. At stabilization, with both assets fully leased and rent rolls at their natural operating level, the portfolio is projected to generate approximately $398,000 per month in combined rental income.
