Overview

Greenstone Partners, as the Exclusive Investment Advisor, is pleased to present the opportunity to acquire the 100% fee-simple interest in 503 East 98th Avenue (the “Property” or “Investment”), a fully leased, multi-tenant, shallow-bay industrial asset located in Merrillville, Indiana, just 45 miles from downtown Chicago. Completed in 2024 and 100% leased within 18 months of delivery, the Property represents a best-in-class new build in one of the Midwest’s fastest-growing logistics corridors.

Situated in Merrillville, the commercial and industrial hub of Lake County, the Property is surrounded by major national operators, including Amazon, Domino’s, Red Bull Distribution Company, Dawn Foods, and NFI Industries. The location offers immediate access to Interstates 65 and 90/94, providing direct connectivity to the Chicago metropolitan area and key Midwest distribution corridors. Merrillville continues to experience robust economic expansion, recording over $190 million in new construction and more than 1,800 building permits in 2023, underscoring its position as one of the most active and accessible markets within the greater Chicago region.
