Bio

As the Managing Director, Investments, Mark Blumenthal oversees the sourcing and underwriting of potential commercial real estate acquisitions, the business plan execution through the property management & asset management, as well as asset-level financing and dispositions. As a key member of the team, Blumenthal holds an essential vote over all major investment decisions. Blumenthal entered commercial real estate in his early 20’s, which allowed for a broad range of experience, including acquisitions, dispositions, finance, development, asset management, and leasing. While with Partner’s Capital, Blumenthal has transacted on over $100MM in commercial real estate, with a weighted avg L IRR over 45%. Blumenthal has executed transactions of more than 50 properties valued at over $300 million across the county throughout his career. Prior to joining Partner’s Capital Inc., Blumenthal worked with Unilev Capital Corp. in Beverly Hills, California. Blumenthal’s responsibilities included sourcing, underwriting and acquiring office, retail, and industrial properties throughout the mid-western United States. At Unilev, he coordinated due diligence processing, lease analysis, acquisition financing and market analysis. Additionally, he participated in fundraising activities, including private placement memorandums, investor meetings and joint venture agreement negotiations. Blumenthal successfully helped Unilev expand it’s holdings in it’s target markets, investing $35 million in additional Texas assets. Prior to Unilev Capital Corp., Blumenthal held a key role within the acquisition department at SSIC, Inc., a Westlake Village, California based, privately held investment group focused on active business investments & commercial real estate. His responsibilities included sourcing, underwriting, acquisition and disposition of retail & industrial properties across the country. Blumenthal helped establish direct relationships with special servicers and lenders in order to secure added deal flow prior to the auction platforms, resulting in an approximate invested capital of $100MM over the course of 3 years, while achieving IRR over 50%. Blumenthal started his career in real estate brokerage, holding positions at Marcus & Millichap in Los Angeles, California & Sperry Van Ness in Woodland Hills, California. Blumenthal assisted in the development of multiple sourcing verticals, underwriting, and marketing of commercial assets including multi-family, office, retail, and industrial. He collaborated with sellers, buyers, and lenders focused on Southern California real estate. Blumenthal graduated from California State University, Northridge with a Bachelor of Science degree in Finance & Real Estate from the David Nazarian College of Business & Economics and is a member of the Los Angeles Chapters of NAIOP & AIR.
