Washington Square Mall Redevelopment
Oregon's largest mall — owned by Macerich (REIT) — is executing a multi-phase transformation from traditional retail to an experience-driven destination, positioning the entire Tigard submarket for sustained long-term growth.
- Anchor Redevelopment - The former Sears building (closed 2018) is being demolished to make way for a 142,000 SF Dick's House of Sport — 2–3× larger than a standard Dick's. Opening Fall 2027, it features a climbing wall, TrackMan golf simulators, and HitTrax multi-sport cages.
- 100% Occupancy + New Tenants - Washington Square reached full retail capacity in 2024 and continues to add new national and international brands including Arc'teryx (Oregon's largest, 3,495 SF), Gen Korean BBQ, Garage, and Moleskine, with more retailers slated for 2025–2026.
- Regional Access & Transit Talks - 119,000 vehicles pass on Hwy 217 daily. TriMet is in active discussion to redevelop the Mall's transit center and add new stops. Multi-modal goals include improved bus, bike, and pedestrian access as the area densifies over the next 20 years.
