Cushman & Wakefield’s National Industrial Advisory Group has been retained by ownership as its exclusive advisor in the sale of I-20 Distribution Center (the “Property”), a 403,200 square foot distribution building that is 100% leased to Loloi Rugs, a leading U.S. designer, manufacturer and importer of hand-woven designer rugs and other home furnishings.

 

I-20 Distribution Center is located along the I-20 corridor, a premier location for regional and national distribution. The Property features immediate access to I-20 via Bonnie View Road and is in close proximity to I-35E, I-30, I-45 and SH 360. Other nearby demand drivers include the 2nd largest FedEx Ground facility in the U.S. and the Union Pacific Dallas Intermodal Terminal. Loloi leases the building through April 2027 and their rent is close to 10% below market, allowing the opportunity to acquire the Property at a significant discount to replacement costs with near-term upside.
