The Elkhorn Resort represents a rare and transformative development opportunity, poised to redefine the experience of Estes Park for decades to come. Together with the adjacent Rocky Mountain National Park, one of the most visited national parks in the U.S., Estes Park serves as Colorado’s premier destination for outdoor adventure, city-wide events, and is consistently ranked among the nation’s top 10 wedding markets. With extremely high barriers to entry, including limited available land, restrictive zoning, and stringent environmental and historical development constraints, opportunities of this scale and character are virtually impossible to replicate. Spanning a 64-acre site with the original Elkhorn Lodge with buildings dating back to 1874, the project melds historic charm with contemporary experiential hospitality to meet strong, underserved, and growing demand. Some of the concepts outlined here are placeholder ideas, with final execution and branding to be determined by the development team.
Property Developments and Vision – Phase One
- Elkhorn Suites, a Homewood Suites by Hilton: A 132-room, upper-midscale, extended-stay hotel for consistently high occupancy and robust cash flow. The first Hilton product in the market.
- Elkhorn Lodge: A 36-room historic lodge featuring authentic mountain hospitality, upscale amenities, space for a lobby coffee shop and bakery, and a 3D national park map to help guests plan adventures with guidance from in-house National Park Rangers.
- Alpine Cabins & Historic Cabins: A collective seventeen boutique cabins offering unique, intimate experiences with a range of nightly rates. Hilton will also add these and the Elkhorn Lodge to the Outset Collection.
- Coach House Restaurant & General Store: Designed to fill a major market gap, this central hub will provide prepared sandwiches, salads, provisions, and essentials with local retail items and memorabilia, making it a gathering place for both guests and visitors to the town.
- Riverside Restaurant: An upscale eatery showcasing river and mountain views coupled with refined local cuisine for every type of event.
- Hillside Restaurant (Rocky Mountain Burger Company): A family-friendly, casual restaurant focusing on regional flavors and craft beverages.
- The Stables at Elkhorn: A premier wedding and event venue offering flexible indoor/outdoor spaces and full in-house catering, with a commissary kitchen supporting all F&B outlets across the resort.
- Elkhorn Wellness & Spa: A full-service spa and wellness center designed for year-round appeal, with Nordic spa concepts under consideration to attract guests through the winter season. The Wellness& Spa revenue has not been added to our projections due to so many paths that a Buyer can take.
- Phase 2 Development: Phase 2 is zoned for two new hotels and unique treehouse accommodations, sure to be trending on Tik Tok, Instagram, and other social media platforms. These venues will broaden lodging options and capture increasing visitor volume, solidifying the site as the leading hospitality destination in Estes Park.
