Cushman & Wakefield’s National Industrial Advisory Group, as exclusive advisor, is pleased to arrange a joint venture equity investment on behalf of Crimson Canyon (“the Sponsor”) in Rooks Industrial Gateway – Phase I (“the Property” or “Project”), a ±488,660 SF development comprising of a single 40’ clear Class A cross-dock industrial building.
The Project marks the first phase of a larger ±112-acre master-planned industrial park. The Property’s proposed I-1 zoning will allow for a wide range of uses, accommodating technology users and heavy manufacturing requirements alike. Its strategic location offers direct access to major transportation networks and proximity to the Ports of Los Angeles and Long Beach, making it an ideal site for distribution operations seeking to leverage the "California Effect" and Phoenix’s regional positioning. Major cities like Dallas-Fort Worth, Denver, San Francisco, Reno, and Salt Lake City are within a two-day delivery zone, with El Paso, Las Vegas, Los Angeles, and San Diego within a one-day delivery zone. Rooks Industrial Gateway is also located in an Opportunity Zone.
Located in the City of Buckeye in West Phoenix, the Project has access to an abundant and skilled workforce that continues to grow at a record pace. From 2019 to 2023, Buckeye was the fastest growing city in the U.S., with a 48.1% population increase and has a median income over $85,000 per household. The City of Buckeye is committed to growth and has put significant investment into their city, most notably with the construction of the Farallon Water Campus located just 2.5 miles North of the Site. Buckeye currently has a population of approximately 120,000 and estimates to have a population over 1.5 million at full buildout.
Crimson Canyon is a local developer deeply rooted in the Phoenix real estate market that specializes in speculative development projects across the Southwest with a focus on achieving superior risk-adjusted returns relative to their competitors. The company recently completed the development and lease-up of a 326,000 SF Class-A cross-dock industrial facility fully leased to ExxonMobil, also located in Buckeye.
