Overview

Cushman and Wakefield of California, Inc. is pleased to present the opportunity to acquire -the fee simple interest in the Arts District Center (the “Property” or “ADC”), which has been nearly a decade in the making, is located in the heart of the Arts District of Downtown Los Angeles. The mixed-use development project will offer a 113-room Arts District Hotel with 129 Iive & work condominiums, 81,326 square feet of commercial space to be used for art galleries, retail, restaurant, and artist collaborative (Artist CoLab) uses. The project includes 256 automobile parking spaces provided in three subterranean levels.

 

The residency program for young artists and curators will be led by Los Angeles County Museum of Art (LACMA) to empower the youth in Downtown Los Angeles. ADC sits at the epicenter of a new cultural landmark including the most exciting art galleries and museum outposts, the world’s most unique restaurants and bars, imaginative rooftop spaces and more.

 

ADC is designed with an eco-friendly vision. The project pursues LEED Certification, Net Zero Energy, and Net Zero Carbon. The project will be built by strong local union labors, local contractors, and artisans. It is expected to generate over 2,000 direct and indirect employment opportunities. ADC is built by creatives for creatives.

 

Central to the building is its UXMAL, the 24,000 square foot avant-garde, new architectural icon and 2020 Design Award winner from A + D Museum that expands its way through the structure in organic form until finally growing out of the curtain wall on two sides of the structure. In addition to housing a modular state of the art gallery, exhibition, and concert space, it is the signature architectural element of the building by Alvin Huang from Synthesis Design + Architecture, referencing Mayan art, architecture, symbology and philosophies of gathering.

 

The seller is willing and able to provide attractive seller financing as part of any deal consideration.
