Cushman & Wakefield’s National Industrial Advisory Group is pleased to present the opportunity to acquire Sarival Logistics Center - Phase II (“the Project” or “the Site”), a premier ±69.9 acre site strategically located just off Loop 303 in Litchfield Park, Arizona, within the highly active Southwest Valley industrial submarket of Phoenix.

Sarival Logistics Center consists of ±145 acres that was acquired by WPT Capital Advisors in Q4 2020. Phase I delivered Q1 2022 and features one Class A building totaling 1,156,860 SF that is 100% leased to Logistics Plus, Inc. WPT Capital Advisors sold Phase I to EQT in May 2025.

Phase II encompasses the remaining ±69.9 acres of industrial-zoned land located at the northeast corner of Loop 303 and Bethany Home Road. The site is capable of accommodating a single Class A cross-dock distribution facility totaling up to ±1.25 million square feet. Planned specifications include 40-foot clear height, ESFR, 9,000 amps of power (expandable), a 190-foot truck court, and ample trailer and car parking.
