The portfolio is leased to Walmart (NYSE: WMT), the largest brick and mortar retailer in the world, with 10,750 retail outlets in 19 countries. Constructed between 2014 and 2016, the portfolio has undergone substantial interior investment including self-checkout kiosks, expanded pharmacy offerings, and new drive through and pickup capacity to facilitate the expansion of Walmart’s growing online presence. The Walmart Neighborhood Market concept is entirely focused on grocery and daily needs items and, in most cases, the portfolio stores are the primary grocery option in each submarket. In addition, eight of the nine stores feature Walmart Fuel & Convenience outparcels that attract substantial vehicular traffic to these locations. Each property is net leased and all leases are structured with multiple extension options, each with rent increases.
