The NAI Hiffman Industrial Capital Markets Team (“NAI Hiffman”) is pleased to present for sale 301 West Kerrick Road in Normal, Illinois (the “Property”). 301 West Kerrick Road is a 1,000,000 square foot distribution and production facility. The Property is 100% leased on a triple-net basis to Rivian Automotive LLC, (“Rivian” or the “Tenant”) with 10 years of remaining lease term (as of 2/28/2025). The Property is situated at the northern point of the Bloomington-Normal MSA with immediate access to I-39, I-55, I-74 and just 6.5 miles from Rivian’s 4.3 million square foot production plant.
Rivian Automotive is an electric vehicle automaker and automotive technology company founded in 2009. The company is primarily focused on developing the R1T pickup truck and R1S sport utility vehicle. In March 2024, Rivian unveiled two new models – the R2 and R3 – and restated their commitment to the Normal, IL production plant. The R2 is slated to release in 2026, and the R3 will follow in 2027 or later. The company is aiming to produce 215,000 vehicles per year at the Normal plant. The company also produces electric commercial vehicles, such as the Amazon Prime delivery van, and a new initiative to develop electric trucks for the Canadian postal service. In November 2024, Volkswagen agreed to invest $5.8 billion in a joint venture, which will integrate advanced electrical infrastructure and Rivian’s software technology for both companies’ future electric vehicles. The joint venture will give Rivian higher volumes to negotiate better supplier deals and reduce costs. In May
2024, the Normal, IL plant shut down in order to retool its facility, allowing the company to increase efficiencies and achieve a gross profit of $170 million in Q4 2024.
Rivian utilizes the Property for the storage of parts and vehicles, office space, research and development, engineering, electric vehicle prototyping/production, testing chambers/equipment, and lab space.Additionally, the facility stores, develops, and tests lithium-ion battery technology, electrical hardware, and components and systems related to its electric vehicles.
