Though the Hotel achieved a 98.3% RevPAR index for the November 2025 TTM period, it has previously commanded premium indices in the mid 120% to 130% range. This indicates there is potential for growth by focusing on increasing occupancy to capture a fair share of the market’s roughly $89 RevPAR (as of November 2025). By implementing cost containment efficiencies, improved revenue management and a local sales effort, investors should achieve NOI levels similar to the Property’s prior peak. Bothell’s versatile economy also continues to grow, and Seattle’s greater market outlook is positive, particularly due to growth across tech and AI industries and upticks in tourism from the World Cup.
