The Hotels are being offered unencumbered by management and brand.

- Long-Term Franchise Agreement: All the Hotels are under the same 20-year franchise agreement term, effective in September 2018.
- Unencumbered of Management: The Hotels are being offered unencumbered by management, which will allow a new owner to improve operating efficiencies.
- Franchised ESA Portfolio: The Hotels are all franchised by Extended Stay America, not corporate-owned.
- Ability to Acquire the Entire Portfolio or Sub-Portfolios with Geographic Economies of Scale: The option to acquire the entire Portfolio or select Sub-Portfolios offers flexibility in investment scale and strategy. This choice not only allows for tailoring specific investment goals but also the creation of geographical Sub-Portfolios to capitalize on economies of scale and an increase to the bottom line.
- Strong Historic Capital Expenditures: Since 2019, many of the Hotels have undergone extensive capital expenditure projects. Totaling nearly $20M of capital expenditures across all Properties.
- Very Attractive Basis – Well Below Replacement Cost: The national average cost of building a hotel has increased significantly in the past few years. These Assets provide an investor with the opportunity to acquire high-quality properties, unencumbered by management and debt, at pricing well below current construction costs (even after the completion of Property Improvement Plans).
