Overview

Amelia Island attracts more than 1.5 million annual visitors, supported by its beaches, golf, historic downtown, and signature events. The island has been recognized as a Top U.S. Island in the Travel + Leisure 2025 World’s Best Awards and the Condé Nast Traveler 2024 Readers’ Choice Awards, underscoring its status as a premier leisure destination. Importantly, Amelia Island is a high-barrier coastal market with limited land available for new hotel development. According to Costar, there is only one 1+ AC land site available on the entire island that isn't even proposed for hotel usage. Within this context, the Hampton Inn’s potential to expand by 27 additional keys represents a rare opportunity to meaningfully grow room inventory in a market where new supply is highly constrained.

 

The Hampton Inn further benefits from its prime location within walking distance of the beach. A new owner will be offered a 15-year Hampton Inn license agreement and will be required to complete a Change-of-Ownership PIP, which will position it for a substantial top-line boost. The Hotel is also being offered unencumbered by management, providing operational flexibility to enhance margins.
