Investment Highlights

  • The subject site is a 7-acre (MOL) development parcel which was formerly occupied by Macy’s and attached to the Port Charlotte Town Center mall. The mall itself, inclusive of the individually-owned Dilliard’s and Beall’s anchors, sits on roughly 70 acres and was badly damaged during Hurricane Ian in 2022. The collective site is the true commercial epicenter for Port Charlotte with an abundance of national retailers and quick-service restaurants along the periphery.

 

  • The site sits at the intersection of El Jobean Road (SR 776) and S. Tamiami Trail (US 41) which have an annual average daily traffic count of 39,000 and 55,000, respectively. There are multiple points of ingress/egress off of El Jobean Road (SR 776) and the mall property has a circular access road surrounding it.

 

  • The mall is a prime redevelopment candidate and recent proposals have centered around a new 650,000 square foot ‘entertainment-based’ shopping center to include 388,000 square feet of new retail tenant spaces complementing the 262,000 square feet of existing tenants as well as new multifamily and hotel projects.

 

  • Port Charlotte provides unmatched affordability and high value compared to Sarasota and Tampa and Consumer Affairs ranked it the #4 Coastal City in the U.S. in 2025. With limited new supply in the pipeline, the multifamily market is projected to see occupancies continue to rise thru 2026 and stabilize near 94% in 2027/2028. In addition to leisure and hospitality, the area is positioning itself as a West Coast logistics hub with the expansion of the Punta Gorda Airport and 4.2 MSF of projected industrial space by 2050 indicating long-term stability.
