Overview

Newmark has been exclusively retained to arrange for the sale of a six-asset retail portfolio (the “Portfolio” or “Offering”), strategically located across high-demand neighborhoods in Manhattan and Brooklyn. The Portfolio features a diverse collection of retail assets in NoHo, TriBeCa, Williamsburg and Murray Hill, offering investors a rare opportunity to acquire scale in New York City’s most supply-constrained and demographically strong submarkets.

 

The Portfolio totals 28,474 square feet across six retail condominiums and is 100% leased with a combined 6.8-year weighted average lease term (WALT). The tenancy spans a range of high-performing and resilient sectors, including healthcare (One Medical and City MD), apparel (ON-Running, Boglioli), cannabis wellness (Valley Agriceuticals) and real estate services (Douglas Elliman), offering diversified income streams and multiple flagship locations.

 

Four of the six assets are supported by long-term ICAP or 421-a tax abatements, creating immediate and durable tax efficiencies for investors. All properties are located at the base of recently built or redeveloped luxury residential or mixed-use projects, enhancing visibility, foot traffic, and tenant synergy.
