Overview

The Comfort Inn & Suites Sayre, PA represents a unique opportunity to acquire an asset that was previously purchased at the end of 2022 that has had significant capital expenditure work since then including a fresh new coat of exterior paint to raise transient business attractiveness. The Property is continuing to recognize this capital expenditure work, with a 5.9% YTD increase in ADR per the July 2023 STR report.

 

The Hotel has excellent reviews across all major OTAs as well as Choice’s website, making it the 2ndhighest rated hotel in Sayre, PA. There is significant upside potential through heightened cost containment initiatives at the Hotel, with the Property only achieving NOI flowthrough in the mid to low 20%s. Other, comparable hotels have routinely been able to operate north of 30% flowthrough.

 

Due to its location along major highways and strategically between major cities such as Philadelphia, New York City, and the east coast and the Finger Lakes Region of Upstate NY, Buffalo, and Rochester, the city is a major transportation hub with large amounts of transient travelers.

 

Large demand generators in the area include Tioga Downs, a popular county fair themed casino and racetrack, Guthrie Robert Packer Hospital, a 288-bed hospital located less than two miles from the Hotel, and the Sayre Theatre, a part of the BCRAC team of historic theatres of performance and movie venues, all provide diverse, year-round demand to the Hotel.
