Overview

HREC Investment Advisors (“HREC IA”) is pleased to offer, to qualified investors, the opportunity to acquire the 58-guestroom Super 8 by Wyndham Cuba (“Hotel” or “Property”), situated at 28 Highway P, Cuba, MO 65453.

 

The acquisition of the Super 8 Cuba represents a stable investment due to its strong transient demand from I-44, no new supply challenges, and top-performing RevPAR among its competitive set. The Hotel is also located near demand generators such as the Meramec River, the Mark Twain National Forest, the Onondaga Cave State Park, museums, wineries, as well as a multitude of antique stores and specialty shops.

 

The Property’s affiliation with the 89 million Wyndham Rewards System members provides additional benefits in expanding demand channels for bookings. An investor can also capitalize on opportunities to revamp operations and implement cost control initiatives.

Strong Performing Asset

The Hotel has ranked number one of six in its STR competitive set for the past three years in both ADR and occupancy, exhibiting 207% RevPAR penetration in September 2024 TTM. The Property also has stable in-place cashflows.

 

Excellent Visibility and Location Near Major Highway

The Property is located directly on the intersection of Interstate 44 and Missouri Route 19, benefiting from substantial passenger and vehicle traffic that funnels into the suburban core of Missouri. I-44 serves as an important east-west route and is a key transportation corridor in the Midwest, connecting with other major interstates such as I-55.

 

No New Supply.

There are no properties currently planned or under construction and the Super 8 is one of only four Hotels in the entire City.

 

Majority Walk-in Guests

Due to mostly walk-in guests, the Property has higher ADR and lower OTA commissions. This allows an owner to have substantial growth in the bottom line.

 

Upside from Replacing Existing Management

An investor can seek to revamp the operations of the Hotel, implement strategic cost control initiatives, and employ more aggressive yield management strategies.

 

Minimal PIP Requirement
