Overview

Cushman & Wakefield’s National Industrial Advisory Group, as exclusive advisor, is pleased to arrange a joint venture equity investment on behalf of ATLAS Capital Partners and Hawkins Companies (“the Sponsor”) in ATLAS Exchange East (“the Property” or “Project”). The Project will be comprised of four brand new, shallow-bay industrial buildings totaling 249,995 SF, each with ±1.3 to ±5.7 acres of excess yard. This unique, low-coverage design allows a potential partner to capitalize on the deepest part of the tenant demand, while differentiating themselves from nearby supply.

ATLAS Exchange East will consist of state-of-the-art features including dock-high doors, ESFR sprinklers, generous parking, substantial power, and market leading excess yard spaces. Furthermore, the Property is strategically located just minutes from the Loop 202 and US-60.

 

The Sponsor closed on the Property in March 2025. The Sponsor recently signed a 11 year BTS lease with Tesla for Building D (39,995 SF) and is negotiating a 11 year BTS at Building C (45,000 SF) with a Fortune 500 Company with over 350 locations nationally. Vertical construction for Building D is expected to start in 4Q 2025 and in 1Q 2026 for Building C. Building A (90,000 SF) and B (75,000 SF) will be developed on a speculative basis and targeted to break ground between 1Q 2026 (Building B) and 2Q 2026 (Building A). All four buildings will have a staggered delivery between 4Q 2026 and 2Q 2027. The Sponsor is looking for a 90%/10% joint venture partnership for both phases for a total equity investment of approximately $27.6 million.

 

The demand for low coverage industrial buildings in the Phoenix Metro area has been surging, driven by the region’s rapid economic growth, the expansion of e-commerce, and the influx of small to mid-sized businesses seeking flexible and efficient spaces. These buildings are particularly appealing due to their versatility, catering to a variety of uses, including warehousing, light manufacturing, and distribution. The Project also caters to owner-users in the market and is expected to generate significant interest from tenants who want to own their own space.
