Investment Highlights

Adjacent To The 400-Acre Grandscape Development

The Residence Inn Dallas Plano/The Colony sits across State Highway 121 from Grandscape, one of the most distinctive mixed-use developments in the country, with a pedestrian bridge connecting the two. Spanning more than 400 acres, the $1.5 billion destination features more than 3.9 million square feet of retail, dining, and entertainment space and draws over 10 million visitors annually, driven by anchor tenants that rank among the largest of their kind. These include Nebraska Furniture Mart, spanning 1.9 million square feet of home goods retail; Scheels, a 331,000-square-foot store recognized as the world’s largest all-sports shop; Cosm Dallas, an immersive shared-reality entertainment venue covering 65,000 square feet; and Andretti Indoor Karting, a racing and arcade complex spanning more than 100,000 square feet. Other notable attractions include Galaxy Theatres, Hard Eight BBQ, Puttery, PopStroke, and WorldSprings (Dallas’ only mineral hot springs experience), alongside the 200-foot Grandscape Wheel, the Grandscape Stage and Lawn, and a growing roster of dining and entertainment concepts.

Proximate to Unprecedented Density of Corporate Headquarters

The Residence Inn Dallas Plano/The Colony sits within one of the densest concentrations of Fortune 500 and 1000 companies in the United States. Surrounding the Hotel are notable business parks & mixed-use developments, including Legacy Business Park (2,425 acres), Frisco Station (242 acres), Legacy West (240 acres), HALL Park (162 acres), The Star (91 acres), Granite Park (90 acres), and Southstone Yards (45 acres). Notably, Toyota Motor North America relocated its headquarters to Legacy Business Park in 2017, investing $1 billion in a 2.1-million-square-foot campus. Other resident corporations in the business parks include Bank of America (Hub), Capital One (Hub), Dr Pepper Keurig (HQ), Ericsson (HQ), FedEx Office (HQ), Frito-Lay (HQ), Intuit (HQ), JPMorgan Chase (Hub), and Liberty Mutual (Hub). Remarkably, corporate relocation momentum continues to accelerate in the Plano/Frisco/The Colony submarket, with AT&T recently announcing plans to move its headquarters to the corridor as well, a relocation expected to bring 10,000 jobs by 2039.

A PREMIER SPORTS AND ENTERTAINMENT HUB

The Residence Inn Dallas Plano/The Colony sits within one of the most clustered sports and entertainment corridors in DFW. Less than two miles west is The Athletic Club – The Colony, an 80-acre facility with eight soccer fields, five baseball fields, and two softball fields that hosts a full calendar of youth and adult tournaments. Less than 10 minutes away, Comerica Center serves as the practice facility and executive offices for the NHL's Dallas Stars and home to the Texas Legends of the NBA G League, hosting more than 120 sporting events and concerts annually, while the adjacent 10,000-seat Riders Field is home to the Frisco RoughRiders, the Double-A affiliate of the Texas Rangers. The corridor also includes The Star, the Dallas Cowboys' 91-acre world headquarters and surrounding retail and dining district, headlined by the 12,000-seat Ford Center. About 15 minutes north of the Hotel, the 20,500-seat Toyota Stadium, FC Dallas's home field, anchors a 145-acre sports campus in Frisco, currently undergoing a $182 million renovation that will expand capacity by 3,400 seats. Further enhancing the corridor's appeal are Topgolf DFW – The Colony, a three-level, 65,000-square-foot golf and dining venue, the newly opened Universal Kids Resort, a 20-acre, seven-theme amusement park that is the first of its kind, and The Rustic, a dining and music hall, opening in October 2026.

AT THE EPICENTER OF THE FOURTH-LARGEST METRO AREA IN THE U.S.

The Hotel sits within the Dallas-Fort Worth-Arlington MSA, the fourth-largest metropolitan area in the United States, with a population of approximately 8.5 million. The region has led the nation in workforce growth this decade, adding roughly 450,000 net new jobs. DFW led the country in population growth in 2023, adding approximately 191,000 residents, and has ranked among the nation's top metros for numeric gains every year since, adding approximately 189,000 residents in 2024 and 124,000 in 2025, a cumulative increase of more than 500,000 people in three years (over 450 per day). As further testament to its prowess, DFW was ranked the No. 1 investment market in the United States for the fifth consecutive year in CBRE's 2026 North America Investor Intentions Survey, and the region is home to 49 Fortune 1000 headquarters.

SYNERGIZED OPERATIONS

The Hotel is located at the anchor of the 110-acre Cascades at The Colony mixed-use development – providing a rare, campus-like setting for guests which offers walkable dining/entertainment, and many unique operational advantages, efficiencies, and economies of scale for a new owner/operator across three distinct product offerings and 334 total rooms.

NO NEW HOTEL SUPPLY

While the surrounding area has seen many new hotel projects open in conjunction with the headquarter relocation announcements and overall unprecedented influx of new demand, for the first time in 10+ years, there are zero new select-service hotels under construction within an 8.5-mile radius of the Cascades Hotels (and only 1 hotel overall in all of The Colony/Plano/Frisco combined – the luxury Japanese Miyako Hybrid Hotel in Legacy West, which is 217 rooms being built for ±$540K per key).

OPTIMAL OFFERING – FEE SIMPLE & UNENCUMBERED BY MANAGEMENT

The Hotel is offered fee simple and free and clear of existing management, affording new ownership maximum optionality in the future operation and capitalization of the Hotel.
