Overview

Cushman & Wakefield Retail Investment Advisors present Lynwood Place (the “Property”), a value-add Kroger-anchored center strategically located in Jackson, Tennessee. Currently 82% occupied, the Property totals 96,613 square feet and represents a rare infill grocery location with adjacent, small-shop space. Kroger has occupied the center since 1985 and comprises 51% of the GLA and 42% of the revenue, underscoring its dominance as the market-leading anchor. Kroger’s recent lease renewal extends their term thru March 2034, a long-term commitment to the Property that includes a fuel pad, single-digit grocery rent, and an estimated occupancy cost below 1%. In addition, this grocery store is the only Kroger south of I-40 in Jackson, while there are two Kroger stores north of I-40, making Lynwood Place a primary destination for the surrounding residents and employees. Another unique aspect of this center is Kroger’s responsibility for their roof, and the remaining roofs at the Property were all replaced in 2014 and 2015 (see page 12 in OM).

 

The value-add potential at the Property is achievable by leasing the vacant 17,515 square feet of small-shop space and realizing mark-to-market opportunities. Current vacant suites are in above-average condition and can be viewed in more detail on pages 14-15 in the OM. In addition, existing shop tenants have limited option control, creating flexibility for ownership to reset rents to market levels. Additionally, four tenants expire within the next three years, with a weighted-average base rent of $15.50 PSF, presenting clear mark-to-market growth opportunities. Lynwood Place delivers a unique combination of long-term cash flow stability with an investment grade anchor, and the embedded upside through shop space lease-up and rent growth.
