Lee Street in Americus, Georgia, occupied by DVA Healthcare Renal Care, Inc., d/b/a DaVita Americus Dialysis ("DaVita" or "Tenant") an operating subsidiary of DaVita Inc. (NYSE: DVA), the largest provider of kidney care services in the United States.
DaVita has operated this clinic since 2007 and has renewed its occupancy beyond the original twelve-year term. Long-tenured dialysis clinics carry high renewal probability due to treatment schedules, state licensure and the certified water treatment and plumbing infrastructure making relocation expensive and disruptive.
The Tenant is an operating subsidiary of DaVita Inc., serving approximately 298,500 patients across 3,266 outpatient dialysis centers. The market capitalization of DaVita is currently over $11 billion and reported fiscal year 2025 revenue of $13.6 billion and $747 million net income. DaVita is rated BB by S&P Global Ratings and Ba2 by Moody's.
