NCLM owns real property located in the northern end of Downtown Raleigh at 310 and 318 W Jones Street and 215 N Dawson Street, Raleigh, NC. The Association's combined parcels present a unique opportunity for development, and NCLM intends to leverage this land to create a transformative mixed-use project. The property enjoys a strategic location with excellent views. Furthermore, several notable developments, both planned and under construction, enhance the desirability and potential of the surrounding area.
Property Rezoning:
As part of the project development, NCLM recognized the need for rezoning to fully realize the potential of the property. NCLM engaged in the rezoning process and received approval on January 2, 2024 for 40 stories.
Parking and Amenities:
The selected Developer/Partner should consider incorporating appropriate parking facilities to accommodate the anticipated needs of the project. Additionally, the inclusion of attractive and functional amenities will enhance the project’s appeal, creating an engaging environment for occupants and visitors alike. Currently the site is being used for public parking demonstrating a need for parking in the area. The event center across the street, Melrose Knitting Mill and Mulino restaurant uses the site for oveflow parking. Additionally NCLM owns 72 spaces in the Quorum Center parking deck across the street.
Massing Studies:
To provide a glimpse into the project’s potential, NCLM has conducted massing studies. These studies are intended to demonstrate a potential yield for the project while adhering to the current Unified Development Ordinance (UDO) and the zoning regulations and conditions. It is important to note that these studies do not represent specific plans but serve as a conceptual framework for the project’s overall design and layout.
