Overview

On behalf of the ownership, Agility Commercial Real Estate, LLC (Agility) is pleased to offer for sale the leased fee interest in a single tenant absolute NNN Lease light-manufacturing facility, with a process know as CMC of contracted (Chemistry Manufacturing Controls). The building is occupied by Ascend Advanced Therapies (“Ascend”) (https://www.ascend-adv.com/) that recently acquired the former tenant, Beacon Therapeutics (https://www.beacontx.com/). Beacon Therapeutics remains a guarantor to the lease. Ascend was founded with a unique science and technology-driven strategy, building a flexible adeno-associated virus (AAV) platform across serotypes to support the next-generation of life-science innovators in bringing gene therapy products to patients.

 

Beacon Therapeutics is an ophthalmic gene therapy company founded in 2023 to save and restore the vision of patients with a range of prevalent and rare retinal diseases that result in blindness. They have an established scientific foundation that combines a late-stage development candidate to treat X-linked retinitis pigmentosa (XLRP) with two preclinical programs, one targeting dry age-related macular degeneration (dAMD) and another targeting cone-rod dystrophy (CRD).

 

On April 9, 2024, the London UK based Ascend acquired the CMC team and site based in Alachua, Florida. “The transaction brings an operational good manufacturing practice (GMP) facility, process and analytical development capabilities and additional expertise to the Ascend team. It also includes a long-term partnership with Beacon to continue manufacturing its products for clinical and commercial use, securing product for Beacon, enabling it to focus on clinical development.”

Foundation Park Building II was recently completed with the tenant taking over occupancy in April of 2024. The building was completed for Beacon Therapeutics in May 2023. Beacon Therapeutics, which was acquired by Ascend also occupies space in the adjacent building Foundation Park Building I. That building is a 43,180 square foot facility that also houses pharmaceutical manufacturing operations and comprise the entire Ascend operation in Alachua. Ascend plans on making significant improvements to the subject property and the overall business to improve efficiencies and increase processes related to its production. The Data room contains detailed plans and specifications as well as the overall scope or the improvements.
