The Heart of the Permian Basin – Oil Capital of the World

The Hampton Inn is in Monahans, the heart of the Permian Basin, a region responsible for nearly half of crude oil production in the United States. The Permian Basin is truly becoming the oil capital of the world, hosting nearly half of all oil rigs in the United States, comprising 270 out of 557. The Permian Basin is now the largest and most economically viable oil reserve in the country, and second largest in the world. Spanning over 86,000 square miles across West Texas and southeastern New Mexico, its vast expanse holds an estimated 46.3 billion barrels of proven oil reserves, making it the largest in the country. This sprawling oil field has witnessed an unprecedented surge in production, with output soaring to approximately 6.3 million barrels per day in 2024. Its prolific output has propelled the United States to the forefront of global oil production, reshaping geopolitical dynamics and driving economic prosperity within the region. The Permian Basin has become one of the most powerful economic engines in the world, generating $119 billion and supporting over 850,000 jobs for the U.S. economy in 2024.

SANDHILLS STATE PARK + LEISURE ATTRACTIONS

Monahans Sandhills State Park, located less than 10 minutes down I-20, offers over 3,800 acres of dramatic sand dunes reaching up to 70 feet high. Billed as a “Texas-sized sandbox”, the dramatic, desert-like terrain is regularly filled with visitors doing activities such as sandboarding, hiking, horseback riding, and nature exploration, making it a key contributor to the region’s tourism and economy. The Property is also surrounded by a variety of cultural and recreational attractions. Just five minutes from the Property, the Million Barrel Museum showcases the region’s rich oilfield heritage with its massive 1928 concrete reservoir, vintage oilfield equipment, pioneer-era artifacts, and a replica historic town. Next door, the Rattlesnake Bomber Base Museum preserves World War II history, honoring the Pyote Army Airfield where thousands of bomber crews trained and where the famed Enola Gay was once housed.

No New Supply Underway

There are currently no hotels under construction in Monahans or the surrounding area, with the nearest proposed project located nearly 40 miles away. This presents a unique opportunity for a new owner to capture a significant share of the market for the foreseeable future.

Optimal Offering - Fee Simple, Non-Union, Unencumbered by Management and Debt

The Property is offered fee simple and free and clear of existing management and financing, affording new ownership maximum optionality in the future operation and capitalization of the Hotel.
