Overview

Cushman & Wakefield’s National Industrial Advisory Group is pleased to present the opportunity to acquire the Central Miami Airport Industrial

Portfolio (the “CHIP Portfolio”), a trio of value-add warehouse buildings collectively totaling ±192,400 square feet on 7.55 acres that are located at

6501 NW 37th Avenue, 6721 NW 36th Avenue, and 6865 NW 36th Avenue, respectively, within Miami-Dade County’s infill Airport East/Downtown

industrial submarket.

 

Featuring a mixture of IU-2 Heavy Industrial zoning; functional dock-high and grade-level loading; flexibility to accommodate full or split building tenant formats; secure gated access, and rare dual rail-spur access, the CHIP Portfolio provides economies of scale and both functional versatility and attractive relative value in rents to a range of industries. Notably, the portfolio has in recent years received more than $5 million in capital investment towards new roofs (2021-2024); upgraded electrical systems; new fire suppression; and interior/exterior renovations, limiting near-term capital exposure.
