Cushman & Wakefield is pleased to present an exclusive opportunity to acquire Chandler Airpark 202 (“the Property” or “the Project”), a 26.22-acre Class A master planned industrial park in Chandler, Arizona. This trophy project totals four brand new industrial buildings with a total area of 402,487 SF, ideally located in the popular Chandler Airpark submarket of Phoenix. The Property has state-of-the-art features that fit tenant demand in the area exceptionally well including multiple points of ingress/egress, incredible tenant size flexibility, excellent loading, functional column spacing, ample parking, substantial power and more. Furthermore, the Project offers immediate access to Loop 202 and unparalleled regional connectivity.

 

Three of the four buildings at Chandler Airpark 202 are currently leased (57.3% of the GLA) to two tenants, with one building, totaling 172,000 SF, available for lease with freeway frontage. The Property benefits from a staggered lease expiration schedule, which opens up opportunities for increasing net operating income through annual rent hikes and advantageous market rent renewals. Plus the lease-up of current vacant space.

 

The Project is centrally located in the highly desirable Chandler industrial submarket of Metro Phoenix, and is 0.6 miles from Loop 202, the primary freeway connecting Phoenix with the Southeast Valley. The Chandler municipality has imposed strict regulations on future developments in the Chandler Airpark Innovation District, where the Property is located. The city is now only approving the construction of research and high-tech manufacturing facilities, while not permitting any new big-box industrial developments. Large industrial buildings will no longer be approved, and the city will prioritize smaller, flexible, and incubator-style structures for future developments in Chandler Airpark. These regulations limit the supply of industrial buildings and provide future supply protection for projects like Chandler Airpark 202. This approach aims to foster manufacturing job opportunities but will hinder the supply of competitive industrial buildings in the future.

 

Chandler has grown tremendously over the past few years due to strong tenant demand driven by robust population growth, affordable labor, a favorable business climate, and the ability to service major West Coast population centers. In addition, the Property benefits from its proximity to Intel’s Ocotillo Campus, where the company recently announced expansion plans for their $20 billion chip manufacturing facility. Strong demand drivers such as premier talent and labor, low cost of living, and close proximity to universities has led to an influx of tenants in the advanced manufacturing sector, which will lead to exponential growth in the Southeast Valley for years to come.
