Overview

Colliers, as an exclusive representative of the seller, is pleased to present to qualified purchasers, the Comfort Suites Manassas, located at 7350 Williamson Blvd, Manassas, VA 20109. The Comfort Suites is a four-story, interior corridor, limited-service offering constructed in 2001. The hotel is conveniently located 40 minutes (31 miles) from Washington DC. The hotel sits on 3.74 acres positioned conveniently in a high-traffic retail suburb of Northern Virginia on Williamson Blvd (12,473 vehicles per day) near the intersection of Route 234/Sudley Rd (52,797 vehicles per day), Balls Ford Rd (23,760 vehicles per day) and Interstate 66 (151,438 vehicles per day). The hotel is offered with fee-simple interest, unencumbered of management. It is expected that a prospective purchaser may be able to secure a new 20-year franchise agreement with the Comfort Suites flag under Choice Hotels upon the completion of a modest Change-in-Ownership Property Improvement Plan, which is ordered and available for qualified purchasers to review.* Ownership at the hotel currently sponsors an SBA 504 loan, which has a potentially assumable $3.6MM CDC piece at 3.4% interest.

 

Operationally, upside remains for a prospective purchaser through hands-on sales and management efforts upon completion of a change-in-ownership PIP to position the hotel better against it’s competitive set. As notated by the 2023 STR Monthly Trends Report, the hotel ranked as 3rd of 6 in 2023, 4th of 6 in 2022, and 3rd of 6 in 2021 for Occupancy. Similarly, the hotel ranked as 4th of 6 in 2023, 4th of 6 in 2022, and 4th of 6 in 2021for ADR. This contributed to a ranking of 4thof 6 in 2023, 4th of 6 in 2022, and 4th of 6 in 2021 for RevPAR. Given the hotel’s historical ADR penetration indexes of 93.2% in 2023, 96.5% in 2022, and 94.7% in 2021, a prospective purchaser could expect to significantly increase ADR at the hotel upon renovating to thereby increase RevPAR and overall returns. This is versus a competitive set of Wyndham Garden Manassas (1973 construction), Best Western Manassas (1973 exterior-corridor construction), Hampton Inn Manassas (1989 construction), Courtyard Manassas (1989 construction) and Holiday Inn Manassas (2007 construction). Given the Comfort Suites superior location within the competitive set, the relatively new vintage of the building versus the competitive set (2001), and the upcoming renovation and management change upon purchase, a prospective purchaser could significantly increase revenue and implement cost- cutting strategies to boost net operating income and overall returns.
