all-suite/extended stay hotel with plenty of cash flow
and de minimis PIP in a fast-growing market.
The Residence Inn has the highest RevPAR of any (off-beach) hotel within the Pensacola market.
The Hilton Garden Inn offers an excellent value-add
opportunity that includes the implementation of a plain-vanilla cyclical PIP, upon which management will be
able to leverage top-line performance to recapture
market share and improve indexing.
The Hotels are located adjacent to each other just five
minutes from the Pensacola International Airport.
Despite being next door to each other, management does not currently “complex” positions – i.e., each hotel
has its own fully staffed management team.
As indicated by the respective brands, each hotel will be
eligible for a 15-year license with the current flag.
