Overview

HREC is pleased to offer the opportunity to acquire the fee simple interest in up to four hotels (the “Properties” or “Hotels” located within the Pensacola, FL airport trade area. THE HOTELS ARE AVAILABLE INDIVIDUALLY, ALTHOUGH THE SELLER WILL CONSIDER A PORTFOLIO SALE THAT INCLUDES SOME OR ALL OF THE FOUR PROPERTIES.

 

Pensacola boasts a diverse market, encompassing strong military, leisure, and corporate demand, making it a dynamic region in the Southeast. All four Hotels are strategically situated adjacent to Pensacola International Airport (PNS). In 2023, PNS achieved a record by serving 2.7M passengers, underscoring the airport's significant growth and the potential for increased traffic. The growth has warranted a $70M expansion project announced in 2022 to accommodate the rising number of passengers and flights.

 

Within this grouping of Hotels, there is something for every investor: (1) a yield play on a very high-quality asset in the Residence Inn, (2) value-add by implementing a much-needed PIP in the Hilton Garden Inn, (3) a short-term brand conversion (with no LDs) in the Homewood, and (4) a longer-term brand conversion play in the Hampton.

 

This opportunity allows investors to acquire high-performing Properties in a growing market with multiple demand drivers and clear pathways for value creation through strategic improvements and management.
