Overview

A 1.51-acre of land entitled for the development of a 120-room hotel in Capitol Heights, MD is currently listed for sale exclusively through US Hotel Advisors.

 

The Site is within a larger 25-acre new mixed-use development along the Capital Beltway that has witnessed substantial investment in recent years. The mixed-use development has a targeted build-out of 100,000 SF of retail space, a 115,000-SF office building, and hundreds of multi-family units, among other improvements.

 

The Property has been approved for the development of a 120-room upscale, well-branded hotel that will fill a void in the area that currently doesn’t offer a similar product. A new hotel should outperform the current comp set, which has a $110 RevPAR, due to its superior brand and location.
