HREC Investment Advisors (“HREC IA”) is pleased to offer qualified investors the opportunity to acquire the recently opened, 92-room Holiday Inn Express Kansas City North - Parkville (the “Hotel”, or “Property”), located next to the thriving Creekside Baseball in Parkville, Missouri.

 

The Property is adjacent to the Creekside Baseball Park. The 23-acre facility has become one of the nation’s top destinations for youth and high school baseball with six innovatively designed turf baseball fields that see approximately 1 million visitors per year. Located directly off I-435, the Property has easy access to Kansas City International Airport and Leavenworth Kansas, the base of Fort Leavenworth and the US Federal Prison north of the Hotel. Eleven miles south of the Property, the Kansas City Speedway and Legends Outlet Mall have transformed the area into a leisure hub for locals and tourists. The Hotel’s location provides easy access to these key demand generators.

 

The Hotel opened as the Creekside Hotel in the spring of 2022 and converted to a Holiday Inn Express on May 24th, 2023. The Property has experienced increases in Occupancy, ADR, and RevPAR since the affiliation.

  • Unencumbered by Management: The Property will be offered unencumbered by a management agreement. A new owner/operator can strengthen the existing operational strategies of the Hotels, implement additional cost control initiatives, and employ more aggressive revenue management practices. Or the option of taking advantage of strong operational control by an existing third party.
