Investment Highlights

MEETING DEMAND IN THE GROWING HEALTHCARE FIELD

Rasmussen University differentiates itself by offering career-oriented nursing education programs that are designed primarily to prepare students for employment in the nursing workforce as quickly and directly as possible, rather than emphasizing a traditional four-year campus experience. Through a combination of classroom instruction, simulation-based learning, and clinical training partnerships, the university provides a direct pathway from education to employment for aspiring nurses and healthcare professionals. Its location places it within a dense healthcare employment corridor and provides convenient access to major hospital systems throughout Will, DuPage, and Cook Counties. The nearest direct competitor is the primarily four-year nursing program at Lewis University, while other competing programs are generally located 10–30 miles away in Joliet, Naperville, Glen Ellyn, and Chicago's western suburbs. Rasmussen University operates four Illinois campuses—Romeoville, Mokena, Aurora, and Rockford.

NESTLED IN THE HEART OF ABUNDANT TRANSPORTATION,

EDUCATED LABOR AND A RICH HEALTHCARE ENVIRONMENT

Will County has emerged as a strong higher education market due to its growing population, strategic location within the Chicago metropolitan area, and close alignment with regional workforce needs. The county is home to a diverse group of institutions, including Joliet Junior College, University of St. Francis, Lewis University, Governors State University, and Rasmussen University, creating an established educational ecosystem that serves both traditional and adult learners. The region benefits from a strong employment base in healthcare, logistics, manufacturing, and business services, allowing institutions to develop programs closely tied to local workforce demand. Rasmussen University’s Romeoville campus on the south side of I-55 at Weber Road is particularly well-positioned due to its proximity to major healthcare providers, including Silver Cross Hospital, Ascension Saint Joseph - Joliet, Edward Hospital, and AdventHealth Bolingbrook, providing convenient access to clinical placements, nursing education partnerships, and healthcare employment opportunities. Combined with excellent highway access via I-55, I-80, and I-355, relatively affordable operating costs, and continued population growth in Chicago's southwest suburbs, Will County offers universities a compelling environment for enrollment growth, workforce partnerships, and long-term campus investment.

BUILDING DESIGN ENCOURAGES TENANT LONGEVITY

WHILE HAVING FLEXIBILITY FOR THE FUTURE

Rasmussen became the first and only tenant at the Property in 2010. From the beginning, they have made it their own and adapted the building to fit their operational needs. Since opening, the campus has become one of Rasmussen University primary healthcare education locations in Illinois, offering nursing, medical assisting, surgical technology, and other allied health programs. A significant milestone occurred in 2015, when the tenant launched its Surgical Technologist Associate Degree program and opened a fully equipped simulated surgical suite at the campus. The investment reinforced the campus's role as a regional healthcare training center and strengthened partnerships with area hospitals and clinical providers. Designed for long-term flexibility, the property incorporates two separate wings, multiple entrances, and a above standard parking ratio. Zoned HVAC infrastructure enables efficient accommodation of either a single occupant or multiple tenants, positioning the asset for a range of future uses, including higher education, healthcare, medical office, call center and conventional office tenancy.
