Josh Kawaii

Josh leads the investment management business at Fairfield, overseeing the portfolio management, capital markets and project finance segments of the business. Josh is responsible for all aspects of investment strategy design, implementation and management across the company. Prior to joining Fairfield in 2020, Josh was a Portfolio Manager at the California State Teachers’ Retirement System (“CalSTRS”), the second largest public pension fund in the U.S. There, he was responsible for building and managing the $7.5B global multifamily portfolio while working directly with Fairfield and other CalSTRS development and operating partners. Josh has served on the Advisory Board for the Robert Toigo Foundation and on both the Europe and Americas Editorial Advisory Boards for Institutional Real Estate Inc. He is a member of the Pension Real Estate Association (“PREA”) and the Urban Land Institute. As a member of PREA Foundation’s newly formed Diversity Working Group, he is involved in the process to generate, discuss and help implement initiatives the Foundation can use to foster diversity and inclusion throughout the real estate investment industry. Josh received a BS in Finance and an MBA in Urban Land Development from California State University, Sacramento.
