Kairos Investment Management Company (dba Redwood-Kairos Real Estate Partners) is an employee-owned, entrepreneurial real estate investment company. Kairos was established with a long-term orientation to focus on value-based real estate investments with favorable risk/reward characteristics, often with a contrarian investment approach.

Our investment team averages approximately 20 years of real estate experience across disciplines including acquisitions, asset management, property management, development, redevelopment and distressed investing. We make direct investments and provide capital to sponsors through preferred equity, joint venture partnerships, and junior debt positions. Kairos and its affiliates have invested over $1 billion in more than 12 million square feet, including 11,000 multifamily units.

Our strategy is focused on identifying properties below the size preferred by institutions, located in growing or supply-constrained markets throughout the United States. Kairos employs disciplined\xa0underwriting with a "margin of safety," granular due diligence expertise, alongside tactical strategies to execute business plans that are tailored\xa0to each asset.

Our philosophy enables us to be both opportunistic and patient with our investments, management approach, and disposition strategies.
