Bio

Mr. Hayden is Managing Director of CBRE’s

Global Workplace Solutions (GWS) Sales and Solutions team and is a member of the

GWS Leadership Council.  Mr. Hayden leads

client development and solutioning in the South region.  He is responsible for developing custom real

estate solutions around unique client problems, making real estate a

competitive cost advantage that enables the client’s core business.

Mr. Hayden has devoted his entire career

to the exclusive representation of occupiers of space.  With over 20 years creating and delivering

outsourcing real estate services, Mr. Hayden brings expertise across all

corporate real estate functions – portfolio strategy, transactions, projects,

facilities, critical environments and lease administration.  Prior roles with CBRE included Global

Operations leader for the Occupier Advisory and Transaction Services group,

Alliance Director for the full service Comerica Bank Account as well as Deputy

Alliance Director and Global Director of Transactions for the global full

service EDS Account.  Mr. Hayden’s unique

perspectives include both the development as well as the delivery of integrated

real estate outsourcing services.

Mr. Hayden joined CBRE through the merger

with Trammell Crow Company in January of 2007. 

Prior to joining Trammell Crow in 2005, he spent eight years with The

Staubach Company where he held numerous leadership positions focused on

corporate real estate outsourcing, brokerage and consulting services.

Hayden’s areas of specialization include corporate real estate planning, global

organizational design, business continuity and disaster recovery plans,

facility maintenance programs, leveraged sourcing, critical environment

reliability, space allocation chargebacks, operating and capital budget

management, M&A synergy integrations, design/construction projects, space

programming, rebranding, lease audits, portfolio benchmarking, transaction

execution as well as space and rent cost reduction initiatives.  Over the last 10 years, Mr. Hayden and his

teams have delivered in excess of $343M in annual run-rate P/L savings as well

as eliminated over 10.6M square feet of under-utilized real estate. ​

Significant Assignments

Comerica - Strategic Real Estate Plan

Created and implemented a portfolio-wide cost reduction program to accelerate savings opportunities through the optimization of space, projecting $6.6 to $13.2M ($.03 to $.06 EPS) in gross run-rate savings opportunity.

 

Comerica - National Occupancy Audit

Organized a national occupancy inspection of 3.7M square feet to accurately quantify space usage into 5 primary categories.  Results showed site-by-site detail with a total surplus potential of 1.0M square feet and $33.1M ($.14 EPS) in annual occupancy expenses.

Comerica – RaCC Initiative (Rationalize|Consolidate|Close)

Developed a programmatic approach to drive consolidation / space reductions through site-by-site strategy development targeting the surplus potential identified in the National Occupancy Audit.  Strategies are developed for each site quantifying reduction targets, consolidation strategies, execution dates and run-rate savings impact.

Comerica – MarketStrike Initiative (Lease Renegotiation)

Initiated an early renewal initiative targeting leased locations expiring within 5 years where current rental rates are above market rental rates.  Lease extensions are strategically negotiated to leverage depressed market rents, generating annual run-rate savings opportunities.
