Jeff Beatty, CPA, is the Senior Managing Director of the Financial Consulting Group of CBRE. He oversees a staff of over fifty finance and accounting professionals, located in twelve cities throughout the country, who provide strategic consulting and sophisticated financial underwriting services to private and public corporations, partnerships, financial institutions, pension funds, REITs, real estate advisory companies, developers and private investors. As a division of CBRE, the Financial Consulting Group leverages the proven experience and local market knowledge of more than 30,000 real estate professionals worldwide to provide custom analyses, which empowers their clients to make informed real estate decisions. In 2013, the Financial Consulting Group was engaged in over 4,000 assignments with a combined market value of $130B.
Mr. Beatty combines strong finance, accounting, real estate, and negotiating skills to assist clients in structuring lease and investment transactions to meet their defined financial objectives. He has particular expertise in creating innovative solutions for companies who are looking to either minimize their real estate occupancy costs or maximize the return on their real estate assets.
Mr. Beatty’s proven strong leadership skills ensure that the Financial Consulting Group not only meets company goals and objectives, but also the demands and requirements expected by both the internal and external clients of the world’s preeminent commercial real estate service provider.
Mr. Beatty is also the Director of the CBRE Global Lease Accounting Task Force (“Task Force”). The Task Force is comprised of CBRE professionals from both the U.S. and EMEA who are actively monitoring, and diligently working to influence the direction of, the proposed changes to lease accounting by the Financial Accounting Standards Board (FASB) and the International Accounting Standards Board (IASB).
Investment Underwriting – Mr. Beatty has been directly involved in the underwriting of thousands of multifamily, industrial, retail and office properties. He advises both sellers and buyers on critical property level financial issues and identifies areas for value creation. He utilizes his in-depth understanding of the capital markets, industry underwriting standards and financial accounting to the benefit of his clients.
Corporate Advisory – Mr. Beatty assists both small and large corporations in defining their real estate requirements and providing innovative solutions to either minimize occupancy costs or maximize the overall financial contribution of the real estate assets to the organization. FCG provides customized financial analyses identifying alternative scenarios and recommendations on how to best achieve the desired financial and/or operational goals of the client.
Mr. Beatty has extensive real estate and financial consulting experience. Prior to joining CBRE, he was a Senior Manager in the Financial Advisory Services Division of Coopers & Lybrand for over eight years. He specialized in real estate related engagements, including condemnation, environmental contamination, bankruptcy and litigation, as well as traditional real estate assignments, such as valuations, market studies and highest and best use studies. Prior to this experience, he was a commercial real estate broker for six years. He is a Certified Public Accountant who started his career with Touche Ross & Co.
