Bio
James Polcari has been with the Albanese Organization for over 33 years. He joined the firm in 1985 and has restructured and grown its accounting department to meet the changing financial reporting, operational, and treasury needs of the expanding organization and its ownership entities. Mr. Polcari is directly responsible for the firm’s treasury and tax planning functions. In addition, the company’s Vice President of Accounting, Accounts Receivable and Payable, Information System and Human Resource managers all report directly to Mr. Polcari. During his tenure, Mr. Polcari has effectively managed the financial reporting of the tiered property ownership structures as well as the organization’s enterprise level financial reporting and budget planning. Under his direct oversight, the firm coordinates periodic and year-end financial reporting to ensure all stakeholders (lenders, equity partners, and governmental agencies) are informed of each respective property’s operations and balance sheet positions. Treasury functions include daily and long-term management of the firm’s various permanent and construction financings as well as its ground leases with the Battery Park City Authority. Mr. Polcari is a Certified Public Accountant, an active member of the American Institute for Certified Public Accountants, and has an M.B.A. in Accounting.
