Howard Wang is a versatile sponsor in the apartment sector, bringing multi-years of leadership experience in acquiring, financing, and managing apartment properties. His expertise in valuation and project management has been instrumental in creating long-term value for investors.

 

Since 2016, Howard has built a portfolio of value-add apartments across key markets including Houston, Dallas, and Atlanta, totaling 1,090 units. The cumulative assets under management (AUM) exceeded $125 million. Notably, during the recent market peak from 2020 to 2022, he successfully executed the sale of approximately half of these assets, achieving impressive annual returns on these full-cycle projects.

 

Howard’s investment approach centers on conservative principles, prioritizing downside protection and risk mitigation. He maintains a portfolio financed with fixed-rate agency debt to ensure healthy cash flow and minimize exposure to interest rate. He meticulously assesses each property’s location, condition, and market trends with a goal of seeking superior risk-adjusted returns. His expertise in negotiating favorable terms and securing competitive financing has been pivotal in the success of his projects.

 

Prior to multifamily investment, Howard earned a degree in Civil Engineering from McGill University in Canada. This technical expertise was further enhanced by his professional experience at a global Engineering, Procurement, and Construction (EPC) company, where he honed his project management skills on large-scale construction projects.

 

Driven by a passion for investment, Howard pursued and passed the Chartered Financial Analyst (CFA) Level II exam, deepening his knowledge of economic analysis, investment strategies, and risk management. His commitment to continuous learning led him to Rice University, where he earned an MBA with a focus on real estate and business strategy. Additionally, his experience as a valuation consultant for institutional portfolios further refined his underwriting and market research skills in commercial real estate transactions.
