As co-founder and principal of Provision Living, David is responsible for the company’s real estate investment and capitalization strategy, as well as working with the company’s senior leadership team as an advisor for annual and long-term strategy. David has more than 30 years of experience in transaction, investment, finance and capitalization across all real estate asset class, with particular success in structuring seniors housing real estate investments and closing more than $3 billion of construction, acquisition and mortgage financing.

Provision Living was established in 2005 with a vision for providing exceptional services to older adults and their families. Partners Todd Spittal, David Weiss, and Dave Baylis used their complementary skills in senior living operations, real estate investment, and property development to bring this vision to life. In the early years, Provision Living operated seven locations in the Midwest. As the company’s senior living communities began to thrive, new opportunities for growth emerged. 

By 2015, Provision Living operated close to 40 locations, serving thousands of older adults and their families, throughout 11 states in the Midwest and Southeast. As the company celebrated a decade in business its leaders began building a vision for Provision Living’s second decade in business. As Provision Living leaders envisioned new ways to define excellence in service to older adults, they realized the path to their new vision of excellence was through a purposefully smaller organization. They believed that a smaller organization increased creativity and innovation, created more time to focus on the customer experience, and created better opportunities to help team members grow. By 2017, Provision Living was operating 15 senior living communities in four states, and it had launched a new roadmap for its 700 team members serving more than 1,000 older adults and their families.
