Ms. Christina Maloomian, CFA serves as Assistant Vice President of Investments at Merit Hill Capital. She assists in the evaluation, underwriting, closing, and financing of investments, the strategic sales of assets, and the management of the portfolio. Prior to joining Merit Hill Capital in 2017, Christina worked in the Self-Storage Investment Group at W. P. Carey Inc. During her career, she has worked on 26 self-storage investments comprising 39 properties, six portfolio and single-asset exits comprising 29 properties and 28 financings totaling more than $800 million in self-storage transaction volume. Prior to joining WPC, Christina was an Experienced Associate in the Financial Instruments, Structured Products, and Real Estate Group at PWC. Christina graduated Magna Cum Laude from Bucknell University with a B.S.B.A. in Management with a Finance concentration and passed all three levels of the CFA exams consecutively.

As an experienced owner and operator in the self-storage industry, Merit Hill Capital works to aggregate one-off or small portfolio investments in private market transactions to create a diversified portfolio of assets. Merit Hill engages third-party property managers, including some of the largest publicly-traded self-storage REITs, to manage daily operations at the property level. Further, we employ a hands-on “manager of managers” approach to actively oversee each manager and identify opportunities to maximize net operating income through selective improvement projects. Merit Hill operates a diverse portfolio of self-storage units throughout the U.S. Each property has gone through extensive due diligence and underwriting to determine the financial viability of each location. Founded in 2016 by Liz Raun Schlesinger, Merit Hill Capital, LP (“Merit Hill”) manages real estate investment funds focused on the self-storage industry. Merit Hill received an initial equity commitment of $300 million for its first managed fund from a private investment firm with approximately $27 billion in capital under management. Building on the success of this first fund, Merit Hill has expanded to create multiple vehicles using a variety of structures and strategies.

Since inception, Merit Hill has acquired more than 270 self-storage facilities, in over 140 separate transactions, consisting of 120,000+ individual storage units and over 15,000,000 net rentable square feet across 35 states. Importantly, these investments were carefully chosen after reviewing 4,300 properties through Merit Hill’s extensive and proprietary deal flow. As the largest buyer of individual storage properties in 2020, the executive team is well known in the self-storage industry. The core investment team at Merit Hill has built two of the 10 largest self-storage portfolios in the country, with the current portfolio ranking us as the 9th largest owner in 2021.
