Bio
In his previous capacity as President of Toll Brothers Apartment Living, Charles managed the Apartment Living and Campus Living divisions of Toll Brothers (NYSE:TOL). Charles’ responsibilities included all aspects of acquisition, disposition, capitalization, development, leasing, and management for apartment, hospitality, mixed-use and student housing projects. In his tenure, Charles oversaw a development pipeline of over 20,000 units with a development value in excess of $10 Billion.Prior to joining Toll Brothers, Charles was the President of Dewey Commercial Investors, a fully integrated developer and owner manager of apartment and office property. His expertise include deal structuring and negotiations, operations of sales/leasing/property management, asset management, construction management, debt and equity financing, and obtaining entitlements and approvals. A trained architect, Charles was also an Associate at Gensler, a global architecture, design and planning firm. Charles specialized in large scale commercial projects and was involved in the development of over 10 million square feet of office space.Charles holds a Bachelor of Architecture from Carnegie Mellon University and an MBA in Real Estate and Finance from The Wharton School at the University of Pennsylvania.
Dawn Severt
EXECUTIVE VICE PRESIDENT & CHIEF FINANCIAL OFFICER
Dawn Severt is Executive Vice President and Chief Financial Officer. She has 28 years of experience with Gables and has been in her current role since 2005. Dawn was previously Senior Vice President and Chief Accounting Officer and prior to joining Gables in 1994, she was a Manager in the audit practice of Arthur Andersen LLP. Dawn serves on the Executive Committee of the National Multifamily Housing Council and as Chair of its Investment Committee. She is also a member of the Harvard Joint Studies on Housing Policy Advisory Board. Dawn serves on the board of the Piedmont Park Conservancy, and as a member of the Executive Committee, Finance Committee and Earned Income Committee. She previously served on the Board of Directors of DFB Pharmaceuticals, Inc. and as Chair of its Audit Committee. Dawn is a Certified Public Accountant and a graduate of The Ohio State University.
Donna Summers
PRESIDENT OF GABLES MANAGEMENT COMPANY
Donna Summers is the President of Gables Management Company. She has over 30 years of property management experience and over 21 years with Gables. She has held a variety of property management and operations roles in several markets throughout the Southeast and West, and is now responsible for property operations nationally. She holds her CPM certification and is an active member of the Institute of Real Estate Management. She also served on the Board of Directors for the Apartment Association of Greater Dallas and the Legislative Committee for AAGD. Donna attended The University of North Texas and Oral Roberts University.
Philip Altschuler
SENIOR VICE PRESIDENT, HUMAN RESOURCES
Philip Altschuler assists entrepreneurial organizations in driving revenue and profits through comprehensive talent management strategies. His strength is in creatively leveraging HR and technology innovations to improve the acquisition, development, and support of talent. As Gables' Senior Vice President of Human Resources and Learning & Development, Philip is integrating recruitment, performance management, and engagement programs into the organization's overall strategy. In addition, he directs a team that manages benefits, wellness education and incentives, and award winning 401(k) educational programs. With a reputation for high energy and strong results, Philip is passionate about coaching leaders on how to increase their effectiveness, leadership presence, and support of a healthy workforce. Committed to ongoing professional development, Philip is actively involved with the National Multi Housing Council, National Association of Real Estate Investments Trusts, the Society of Human Resource Management, and the International Coaching Federation. He has earned certifications in Leadership Coaching (Georgetown University) and Personal Branding. Philip holds a MBA from the University of Maryland and a Bachelor of Science from the University of Nevada, Las Vegas.
Matthew Bearden
SENIOR VICE PRESIDENT, CONSTRUCTION
Matt Bearden is Senior Vice President of Construction at Gables Residential. Matt is responsible for the overall budgets, schedules, and day to day activities for all construction projects in the United States. Prior to his 18 years at Gables, Matt performed several duties in the development/construction division over an 8 year period at Post Properties. Matt has vast experience in the development and construction of high density multifamily and mixed-use projects and has successfully completed over 6,000 units with a total capitalization of over a billion dollars during his tenure at Gables. Matt currently holds General Contractor licenses in the states of Georgia, Virginia, and Florida. Matt received his BS degree in Building Construction from Georgia Institute of Technology and has been an active philanthropist involved in many organizations including Habitat for Humanity. He is currently serving as the Chairman of the NMHC Design and Construction Committee
Carrie Billiam
SENIOR VICE PRESIDENT, ACCOUNTING
Carrie Billiam is the Senior Vice President of Accounting for Gables Residential. She is responsible for leading the financial reporting, accounting, and tax teams which includes oversight of both corporate and fund accounting. With over 25 years of experience, Carrie comes to Gables Residential most recently from State Street as a Managing Director within the Real Estate Fund Services team. She was part of the Morgan Stanley lift-out responsible for the overall accounting and financial reporting for clients of both closed-end and open-ended funds. Prior to joining Morgan Stanley, Carrie was the Vice President/Corporate Controller of Servidyne, Inc., a publicly traded company in Atlanta. She began her career at Arthur Andersen LLP, primarily focusing on audits of real estate, asset management, and financial services companies. Carrie graduated with honors from the Georgia Institute of Technology and is a Certified Public Accountant.
Gregory Gasior
SENIOR VICE PRESIDENT, OPERATIONS - EAST
Greg Gasior is the Senior Vice President of Operations for Gables Residential. Greg currently oversees assets in Florida, Atlanta, Boston, and the District of Columbia. He currently serves as chairman of the South Florida Charitable Contributions Committee. Greg began his career with Gables in 1995, and in 2007 transitioned into Operations from his role as National Director of Training. Prior to 2007, he spent several years as an onsite Senior Manager overseeing a variety of Gables owned and fee-managed communities. In 2003, he was the recipient of the South East Florida Apartment Association Training Director of the Year Award. Greg is an active member of the South East Florida Apartment Association, the Atlanta Apartment Association and the Property Management Association of Washington, D.C. Greg received his Bachelor's degree in Business Administration specializing in Marketing Management and Finance from Youngstown State University.
Gigi Giannoni
SENIOR VICE PRESIDENT, CUSTOMER EXPERIENCE
As Senior Vice President, Customer Experience, Gigi Giannoni leads the company’s efforts in bringing a strategic expanded customer experience perspective to the identification of product/market opportunities. The position is integrated across all divisions including operations, accounting, retail, development, design, and sustainability. Balanced with an execution focus, this role leads initiatives and is a catalyst for change, that puts the customer first with a focus on excellence. She is also responsible for establishing the short term objectives and long term strategic vision for the company's marketing efforts, overseeing the creation, implementation and execution of marketing and creative deliverables. Gigi also manages all company public relations efforts. With over 35 years of expertise in real estate, Gigi brings expertise not only in multi-family, but also in the hospitality, active adult and for-sale industry. She speaks fluent Spanish and has her MS in Management from Florida Institute of Technology. For fun, Gigi enjoys quality time with her husband as well as traveling, motorcycling, tennis and dancing.
James Hamrick
SENIOR VICE PRESIDENT, INFORMATION TECHNOLOGY
James Hamrick provides information technology leadership that enables organizations to realize company objectives and strategic initiatives. James excels at developing IT strategies that deliver a robust and reliable technology platform with excellent customer service. As Senior Vice President of Information Technology at Gables Residential, James ensures the operational efficiency and support of the technology platform, develops technology strategy, and works with leaders within Gables to meet department and company goals. He brings more than 20 years of experience in the IT field, with over 19 years of experience in the multifamily industry. James previously worked at RealPage as Vice President – SmartSource IT, leading RealPage’s IT outsourcing and professional services team focused on serving the multifamily industry. James has also worked at Bell Partners Inc. as Vice President of IT, Director of IT at Gables Residential, and Senior Consultant at Ernst & Young (Cap Gemini). He received a Bachelor's Degree from the Georgia Institute of Technology in Textile Engineering.
Mary Hollands
SENIOR VICE PRESIDENT, THIRD PARTY OPERATIONS
Mary Hollands is Senior Vice President of Third Party Operations, facilitating new third party business development Nationally. Mary began her career with Gables in 1993 and has held various positions in Boston, New York, New Jersey, Florida, Georgia and Metro D.C. during that tenure. She has vast experience with renovations, pre-development consulting, lease-ups, due diligence, acquisitions and dispositions on all product types. Her portfolio has consisted of REIT, Joint Venture and Third Party relationships. Mary is currently serving on the Board of Directors for the Atlanta Apartment Association. She holds a Bachelor's degree in Hotel/Restaurant Business Management from Johnson and Whales University in Providence Rhode Island.
Brian Mosley
SENIOR VICE PRESIDENT, ASSET MANAGEMENT
Brian joined Gables in 2019 as Senior Vice President of Asset Management. He is responsible for leading the asset management team’s creation and execution of property-level investment strategies to create value portfolio-wide. Prior to Gables, he was a senior vice president of acquisitions and asset management at Silverpeak Real Estate Partners, where his team was responsible for investment and asset management activities across a variety of property types throughout the US. Brian began his real estate career at Jones Lang LaSalle in 2000 as an analyst in the Tenant Representation Group, executing office lease transactions in over 30 markets across the country. Brian holds an MBA from the University of Texas and a BA from Dartmouth College.
Rob Presley
SENIOR VICE PRESIDENT, FACILITIES MANAGEMENT & QUALITY ASSURANCE
Rob Presley is the Senior Vice President of Facilities Management & Quality Assurance. Rob has over 25 years of extensive facilities management experience including maintenance, service, renovation and re-construction of garden style, mid-rise, and high-rise apartments and hotels. Since 1988, Rob's responsibilities have included the management of all capital projects, renovation efforts, physical condition assessments, and service facilities for owned, fee, and joint venture assets. He leads these efforts with a true passion for excellence and enduring drive while directing a team of 14 associates. Rob also plays a critical role in the maintenance training efforts for all associates nationwide. He attended Memphis State University and State Technical Institute with course work in Mechanical Engineering.
Jorgen Punda
SENIOR VICE PRESIDENTS OF INVESTMENTS
Jorgen Punda is Senior Vice President of Investments in the metropolitan Washington, D.C. office. He is responsible for all development and acquisition activities in metropolitan Washington, D.C. and Boston. Jorgen has over 20 years of experience in multifamily and mixed-use development. Prior to joining Gables in 2006, he was Vice President for the Bozzuto Group, where he directed development and acquisition activity in the Mid-Atlantic region. Jorgen is an active member of the Urban Land Institute, National Multi-Housing Council and the D.C. Building Industry Association. Additionally, he is on the Board of Directors for Montgomery Housing Partnership (MHP), a non-profit affordable housing provider in Montgomery County, MD. Jorgen received his Bachelor of Science degree in Architecture from The University of Maryland and his Masters of Science in Real Estate from Johns Hopkins University.
Dennis Rainosek
SENIOR VICE PRESIDENT, PORTFOLIO MANAGEMENT
Dennis Rainosek is Senior Vice President of Portfolio Management. He is responsible for dispositions, risk management, property taxes. Dennis joined the company's predecessor, Trammell Crow Residential, in 1986 as a Division Controller, and from 1989 to 1994 was the Chief Financial Officer for operations in Texas. He is an active member of the Texas Apartment Association. Dennis is a Certified Public Accountant and a graduate of the University of Texas.
David Reece
SENIOR VICE PRESIDENT, FINANCE AND CAPITAL MARKETS
David Reece is Senior Vice President of Finance and Capital Markets. He is responsible for debt and equity financing, including the capitalization of new development opportunities with construction financing and joint venture equity. Prior to joining Gables, he was Director of Acquisitions for American Realty Advisors and was responsible for acquisitions on the eastern seaboard and southeast. Prior to that he was with Northwestern Mutual Life Insurance Company for 14 years and was involved in debt and equity transactions in the southeast including construction financing, joint ventures and acquisitions. David is a graduate of Iowa State University, B.A. Architecture, and MS Civil Engineering and received his MBA from Kellogg Graduate School of Business at Northwestern University.
Melanie Trapnell
SENIOR VICE PRESIDENT, OPERATIONS - WEST
Melanie Trapnell is the Senior Vice President of Operations for communities in Texas, Colorado, and California. She has over 20 years of property management experience, holding a variety of roles in markets from Seattle, Washington to New York City, New York. She holds her ARM certification and is an active member of the Institute of Real Estate Management. Melanie attended Idaho State University.
Susan Ansel
President & Chief Executive Officer
Sue Ansel is President and Chief Executive Officer. In her 25 plus years with Gables, she has held positions in acquisitions, development, and operations and has led important company initiatives including the advancement of real estate technology efforts and third-party client services. Sue serves on several boards and committees including serving as an officer on the Executive Committee of the National Multi-Housing Council, The Dallas Summer Musical Board of Directors and DePauw University's Board of Trustees. Sue is also a member of the Urban Land Institute and a graduate of DePauw University.
