Chad DeBolt, Director of Investments, is fully immersed in all aspects of Saxum's investment strategy including targeting acquisitions, securing financing, raising capital, managing portfolio assets and executing development.
Since joining Saxum shortly after its founding, Chad has spearheaded the firm's capital markets efforts resulting in $100 million+ in equity raises that have funded multiple investment vehicles ranging from multi-asset funds to single asset private placements. As a result, Saxum has been able to acquire/develop 30+ assets resulting in 4 million+ SF across investment verticals including multifamily, office, healthcare, retail, student housing and mixed-use. Chad's early and extensive knowledge of the Opportunity Zone (OZ) legislation has enabled Saxum to take an active leadership role in the OZ fund space, and in mid-2018, Saxum announced one of the first OZ funds in the nation. Chad has spoken on multiple OZ panels to date, and he is the author of numerous white papers on the program. Recognized by Forbes for early OZ involvement, Saxum was named a Top 25 Opportunity Zone Influencer in the Fund Managers & Developer category for 2019 and 2020 by the Opportunity Zone Expo.
Prior to Saxum, Chad spent 13 years at three major global investment banks trading multiple fixed income securities across the mortgage and rates markets. During his trading tenure, Chad was a trusted client liquidity provider, and he remained consistently profitable throughout historically volatile financial markets. His areas of expertise include risk analysis, financial modeling, debt underwriting and asset management. Clients included money managers, insurance companies, bank portfolios, pension funds, REITs, GSEs and hedge funds, and Chad has traveled to Japan, China, Korea, Hong Kong, Europe and the Middle East to service sovereign wealth funds.
Chad is a graduate of Notre Dame with an MBA and a B.S. in Civil Engineering.
