Aaron Pomerantz is an Executive Vice President in Cushman & Wakefield's Washington, D.C. office, with more than 23 years of corporate real estate experience.

 

Throughout his career, Aaron has focused exclusively on tenant representation, and since relocating to Washington, DC in 1999 has primarily worked with Washington, DC area non-profits and associations. Aaron is co-leads Cushman & Wakefield's Non-profit and Association Industry Practice Group for the DC area. In his advisory role to his clients, Aaron has provided assistance with a variety of matters, such as relocations, lease renewals/ recasting/ expansions/ contractions, purchases/ sales, dispositions, strategic planning, contingency planning, and a multitude of consulting assignments.

 

He has worked on a variety of multi-faceted projects, and consistently implements a strategic approach tailored to his clients' respective needs. While for the last 17 years Aaron's focus has been on the Washington, D.C. metropolitan area, he regularly assists clients with national and international assignments. Prior to his tenure in Washington, D.C., Aaron added a global perspective to his corporate real estate experience, spending six years in Moscow, Russia providing tenant representation throughout the Russian Federation. Before joining Cushman & Wakefield, Aaron was with Grubb & Ellis.

 

Assignments

 

Nuclear Energy Institute (NEI). NEI occupied dated office space that had had been assembled and expended over a 20 year period. Aaron led a team that partnered with NEI to develop a strategic plan and evaluate all available options. NEI ultimately relocated to a new 50,000 sq ft facility that supports its membership and mission through the location and design of the facility; enhances collaboration with and between members, staff, government agencies, and partner organizations; and resulted in no increase in occupancy costs.

 

American Institutes for Behavioral Sciences (AIR). Aaron has worked on numerous assignments with AIR over the past 7 years, representing them in over 250,000 sq ft of transactions. Currently he is assisting AIR with a 200,000 sq ft headquarters consolidation that will redefine how AIR operates, enhancing the success of the organization and significantly reducing occupancy costs.

 

National Association for the Education of Young Children (NAEYC). NAEYC owned three buildings totaling approximately 45,000 sq ft, and wanted to consolidate its operations and expand its space. Aaron and his team evaluated numerous options (including both lease and purchase) and ultimately facilitated NAEYC's purchase of an 85,000 sq ft office building. He then assisted NAEYC in leasing 25,000 sq ft of future expansion space in the new building to third-party tenants and selling their old buildings.

 

Pact. For this non-profit organization looking to consolidate, Aaron assisted in the acquisition of a 28,000 sq ft space, as well as negotiating built-in expansion rights and right of first refusal. Aaron also facilitated the sublease of Pact's expansion space. Most recently Aaron assisted PACT in renegotiating their lease 6 years before the expiration date, reducing PACR's occupancy costs and having the landlord fund a full renovation of the space to meet the organization's need for a 100% open work environment.
