Courtyard Baton Rouge South & Residence Inn Baton Rouge South
Hunter Advisors has been exclusively engaged to solicit offers for the acquisition of the 121-room Courtyard Baton Rouge South, the 108-room Residence Inn Baton Rouge South, and the 124-room TownePlace Suites New Orleans Metairie (collectively, the "Hotels" or the "Portfolio"), a 353-key collection of three Marriott-branded hotels across two core Louisiana markets.
Flexible offering structure: The Hotels are available as a three-hotel portfolio or separately, with the Baton Rouge two-pack and the TownePlace Suites Metairie offered on their own.
Unencumbered of brand: A new owner has full discretion over affiliation and improvement scope at all three Hotels, allowing ownership to match each property's product to its market and competitive set.
Below replacement cost: The Hotels are offered at a basis below estimated replacement cost. Dense existing development and elevated construction costs limit new competitive supply.
Baton Rouge unified campus: The Courtyard and Residence Inn sit on adjacent parcels along N Mall Drive with direct I-10 frontage, next to the 1.6 million-square-foot Mall of Louisiana. The Courtyard serves transient corporate and leisure demand, and the Residence Inn captures project-based, relocation, and long-term corporate stays. The shared site supports consolidated management, sales and revenue management, staffing, and procurement.
Baton Rouge demand drivers: Nearby demand comes from Our Lady of the Lake Regional Medical Center (900+ beds), LSU (43,000+ students), the Mississippi River industrial corridor, and Hyundai Steel's announced $5.8 billion steel mill.
Metairie corporate demand: The TownePlace Suites is in the Elmwood-Harahan industrial corridor, near Amazon, Sysco, Intralox, and Coca-Cola facilities and the Saints and Pelicans training headquarters.
Institutionally owned and managed: The Hotels are currently institutionally owned and managed. A more hands-on owner can capture margin growth through localized management and tighter expense oversight.

TownePlace Suites New Orleans Metairie
Hunter Advisors has been exclusively engaged to solicit offers for the acquisition of the 124-room TownePlace Suites New Orleans Metairie (the “Hotel” or “Property”), an extended-stay asset strategically positioned within the Elmwood-Harahan corridor, the concentrated industrial and distribution backbone of Jefferson Parish’s East Bank and one of the Greater New Orleans metro’s most active commercial submarkets. The Hotel benefits from direct proximity to a deep and diversified base of corporate and logistics demand generators, including Amazon’s SSY1 same-day delivery facility and DNO2 fulfillment operation, Sysco’s regional distribution operations, Intralox manufacturing, and a Coca-Cola Bottling facility, providing a steady, non-discretionary source of corporate transient and project-based lodging demand independent of seasonal or leisure travel patterns. The Property is further supported by its proximity to the Ochsner Sports Performance Center, the year-round training headquarters and business operations home of both the NFL’s New Orleans Saints and the NBA’s New Orleans Pelicans, where the $45.6 million Ochsner Medical Center – Airline is underway on an adjacent parcel and slated to open in late 2027, as well as convenient access to Elmwood Shopping Center, a well-established retail destination serving the surrounding Jefferson Parish trade area.
The Hotel generated a TTM August 2026 RevPAR of $73.74, ranking 4 of 7 within its competitive set — a strong competitive position that leaves ample opportunity for a new owner to improve market penetration and RevPAR performance. Offered unencumbered of brand, the Property affords a new owner full discretion over affiliation and the corresponding improvement scope, positioning ownership to capture meaningful RevPAR growth by aligning the Hotel’s physical product with the top of its competitive set.
Currently institutionally owned and managed, the Property generated over $3.4 million in Total Revenue and a 9.3% NOI margin in TTM August 2026, presenting a new, more hands-on owner with the opportunity to unlock incremental margin growth through localized management and tighter expense oversight — extended-stay assets of this type are capable of achieving NOI margins of 35% or more under an efficient operating approach. Offered at a basis below estimated replacement cost where dense existing development and today’s elevated construction costs create meaningful barriers to new competitive hotel development, the Property presents investors with the opportunity to acquire an extended-stay asset with a clear path to margin expansion through repositioning and operational improvement.
